These Terms and Conditions ("Agreement") govern your booking and stay at Escapes to Samui. By booking a stay, you agree to abide by these terms.

1. Definitions

"You" or "Your" refers to the person making the booking and all guests staying at the property."We", "Us", or "Our" refers to Escapes to Samui."Owner" refers to the property owner or their authorized representative.

2. Booking and Payment

2.1. A booking is only confirmed upon receipt of the required deposit or full payment as specified at the time of booking.
2.2. A non-refundable deposit of 10% is required at the time of booking. Full payment must be made no later than 30 days before check-in. If booking within 30 days of arrival, full payment is required at the time of booking.
2.3. We accept payments via bank transfer and major credit/debit cards. Any bank charges or transaction fees are your responsibility.
2.4. We reserve the right to cancel your booking if full payment is not received by the due date.

3. Check-in and Check-out

3.1. Check-in time: From 2:00 PM on the day of arrival.
3.2. Check-out time: By 11:00 AM on the day of departure.
3.3. Early check-in or late check-out is subject to availability and may incur additional charges.

4. Cancellation Policy

4.1. All cancellations must be made in writing via email.
4.2. The following cancellation charges apply:

- More than 30 days before check-in: Loss of deposit.
- 15 to 30 days before check-in: 50% of total booking amount.
- Less than 15 days before check-in: 100% of total booking amount.

4.3. No refunds will be provided for early departures or no-shows.

5. Security Deposit

5.1. A refundable security deposit may be required before check-in. This will be specified at the time of booking.
5.2. The security deposit covers damages, excessive cleaning, or other costs incurred due to misuse of the property.
5.3. The deposit will be refunded within 7 days after check-out, subject to an inspection of the property.

6. Property Use and Guest Responsibilities

6.1. The property is for residential use only. No parties, loud music, or commercial activities are allowed.
6.2. Only registered guests are allowed to stay at the property. The number of guests must not exceed the maximum occupancy stated at the time of booking.
6.3. You are responsible for maintaining the cleanliness of the property and respecting the neighbors.

6.4. Smoking is not permitted inside the property. Smoking in designated outdoor areas is allowed.
6.5. Pets are not allowed unless explicitly agreed upon at the time of booking.

7. Liability and Damages

7.1. We are not responsible for accidents, injuries, or illnesses that occur during your stay.
7.2. We are not liable for the loss of personal belongings or valuables.
7.3. You are responsible for any damage to the property, furnishings, or surroundings caused by you or your guests. The cost of repairs or replacements will be deducted from the security deposit or billed to you if it exceeds the deposit amount.

8. Force Majeure

8.1. We are not liable for cancellations or disruptions caused by force majeure events, including but not limited to natural disasters, government restrictions, pandemics, or unforeseen circumstances beyond our control.

9. Governing Law

9.1. This Agreement is governed by the laws of Thailand, and any disputes will be resolved in the appropriate courts of Thailand.
